How do I access the haunted house?

Try talking to the guy standing next to the mail box, and make sure the quest is active in your quest book.

Once you're inside the house with the two ghosts, use Marion’s Undead talk skill. It may work if she’s in your active party when you talk to the second ghost, or you may have to pull up the skill menu and actually cast it.

I think that covers it, I don't recall anything else specific about this quest.
