Newbie playing for first time. I understand the boatman takes me randomly to Secret Rooms 7 & 8, but do I have to have any specific actions complete first before he takes me? Seems like I have been going back and forth from the swamp for ages.

If I recall correctly, no other action is required. It is purely random.
(And if you are unlucky, it can take a while...)
