Thank you. Pure chance in this case - I decided to do the parties in the order given, as I thought it might be relevant.

Hope all is well, you've not been around for quite awhile!

RL has been very, very, very full - I couldn't even get to start playing this until this week. However, I hope to make up time on it.

I was too excited to play the Laxius team, so ....
But well, I'll get there eventually.

Hope it won't be that full anymore now. We all need a little time to relax! So have fun playing!

I think I understand now that you have to play the parties in sequence in order to get the treasure. Does this mean that once each party has acheived their objective in rescuing their intended they can then leave the building and it's registered somewhere? You don't then start the next party from a saved game? There is a gate in the bottom of one of the area's that will not unlock. The trasure might be there? Also each party does not have the same abilities (like breathing underwater) so no chance of completing the underwater quest unless you are in the LF party? Sorry to bombard you but I'm trying to remember everything.

You play a party through until you are complete - or as complete as you can be. You then leave the fortress and get the closing sequence. That registers on some switch or other (I assume) that a mission has been completed.

Select 'Start' when you want to go with a new party. You will be asked to save - choose a new slot.
You will then be presented with the choice of parties. Pick what you want and off you go.
When you go to save, you will see that the save screen contains the info about how many parties have completed, and how many objectives have been fulfilled in total.

That locked door at the bottom of one place (I assume you mean at the bottom of the Laboratory) can only be opened by Rufus (Brutus party) using lock picking skill. It is not where the treasure is.

Hamilton and Brutus cannot survive for long under water. But it is long enough for you to get the Eye of Truth which Brutus needs.

And my theory was correct. You do need Brutus to set up getting the treasure.
Just done a rampage through with Random and got it.

I don't have a save file close to there to check, but going by memory, I had gear equipped which inflicts status defects, and used skills which did that e.g. bleeding, so that the enemy HP was going down all the time, though Bleeding (iirc) didn't take first time. By using Rufus's 'Chilling Bone' skill which reduced the enemy's magic defence, that made magic attacks much more effective. But I think there is a bit of luck involved here as well. If Chilling Bone inflicts paralysis then you can hammer away without having to use anyone for healing.
